Thinking of Refinancing? Is a 15-yr or 30-yr Loan Right for You?

According to some lending institutions, applications for 15-yr fixed mortgages are up over the 30-yr fixed.  People wanting to get their mortgages paid off faster is what is driving this trend.  The best candidates for the 15yr loan are homeowners with excellent credit, have sufficient equity in their home, are secure with their job future, and can handle higher payments.

Advantages of 15-yr Loan 

  • Own home in ½ the time 
  • Build Equity Faster while paying less interest  
  • Interest rates are typically 0.5-1% lower    

Disadvantages of 15-yr Loan

  • Higher monthly payment can be a stretch
  • Maximum mortgage interest tax deduction is less because less interest is paid over life of loan

Not all borrowers can qualify for the 15-yr loan.  Some choose the 30-yr for the security of the lower payments. A good compromise for those choosing the 30-yr mortgage would be to increase their monthly payment, when possible, to pay down their loan faster.

April 5 – Solar Energy for Homes and Businesses workshop

Property owners can to learn how to harness solar power at their home or business by attending a free “Viable Solar Technologies” presentation from 7–8:30 p.m. on Thursday, April 5 at OSU-OKC’s Student Center, 900 N Portland.  Registration is not required.
